In the UK, capital allowances are categorized into different “pools” which determine the rate at which you can claim tax relief on your capital expenditures. Here are the primary cost pools for claiming UK capital allowances:
Medical Equipment: Specialised medical equipment used for patient care.
Kitchen Equipment: Industrial-grade cooking and food preparation machinery.
Laundry Equipment: Industrial washing machines and dryers.
Security Systems: Surveillance cameras, alarm systems, and access control systems.
Furniture: Beds, chairs, tables, and other furnishings in resident rooms and common areas.
Carpets and Flooring: Carpets, tiles, and other flooring materials.
Window Treatments: Curtains, blinds, and other window coverings.
Lighting Fixtures: Light fittings and fixtures throughout the care home.
Sanitary Ware: Bathroom fixtures such as sinks, toilets, and showers.
Building Shell: The main structure of the care home, including walls, roof, and foundations.
Extensions and Renovations: Costs associated with expanding or renovating the existing building.
Disabled Access Ramps and Lifts: Modifications to improve accessibility for residents with disabilities.
External Works: Driveways, and other external improvements.
In order to qualify for capital allowances a building providing accommodation must meet the personal care requirements. The building is not considered to be in residential use if the residents are receiving personal care due to old age, disability, past or present dependence on alcohol or drugs, or past or present mental disorders. Personal care includes the administering of personal hygiene, feeding, medication etc and it does not include remote monitoring or the provision of catered meals.
Capital allowances are available for care homes on expenditure relating to their fit out, refurbishment, construction as well as the purchase of new and second-hand properties. Qualifying items can include pieces of plant and machinery such as carpets, AV equipment, laundry and catering facilities, sanitary ware equipment, stair lifts and underfloor heating. Allowances are also available for a variety of integral features such as electrical power and lighting, heating and ventilation, and hot and cold-water systems, larger care homes may also include passenger lifts.
In addition to the various capital allowances available on plant and machinery and integral features, expenditure on items such as walling, stairs, flooring, doors and windows, and roofing may also be eligible for Structures and Buildings Allowance. This is providing that the construction contracts were signed on or after 29 October 2018.
