What costs can be claimed?

In the UK, capital allowances are categorized into different “pools” which determine the rate at which you can claim tax relief on your capital expenditures. Here are the primary cost pools for claiming UK capital allowances:

Main Pool Allowances

This pool typically includes most plant and machinery used in a business. The main pool qualifies for the Writing Down Allowance (WDA) at a rate of 18% per year on a reducing balance basis. Examples include:

Beds, wardrobes, portable lamps, trade related sound insulation, bathroom fittings, AV installations, swimming pools and spa facilities etc.

Special Rate Allowances

The special rate pool includes assets that have a slower depreciation rate and qualifies for the WDA at a rate of 6% per year on a reducing balance basis. This pool covers:

Lighting, heating systems, lifts, air conditioning, hot and cold water systems in bathrooms etc.

Structures and Building Allowances (SBA's)

Introduced for contracts entered into on or after October 29, 2018, the SBA allows businesses to claim 3% per year on the cost of constructing, renovating, or converting non-residential structures and buildings. This allowance is claimed on a straight-line basis over 33 1/3 years.

Capital allowance claims for HOTELS

Capital allowances are available for hotels on expenditure relating to their fit out, refurbishment, construction as well as the purchase of new and second-hand properties.

Qualifying items can include pieces of plant and machinery such as Hygienic cladding in Kitchens, Carpets, beds, wardrobes, portable lamps, trade related sound insulation, bathroom fittings, AV installations, gyms, swimming pools and spa facilities, Security features throughout the Hotel, CCTV, alarms and access control systems will qualify for capital allowances, as will the installation of Solar Panels and Electric Vehicle charging points, helping the business to meet their Environmental, Social and Governance targets.

Allowances are also available for a variety of integral features such as electrical power and lighting, heating and ventilation, and hot and cold-water systems, larger hotels may also include escalators, moving walkways and lifts.

In addition to the various capital allowances available on plant and machinery and integral features, expenditure on items such as walling, stairs, flooring, doors and windows, and roofing may also be eligible for Structures and Buildings Allowance. This is providing that the construction contracts were signed on or after 29 October 2018.
